Water Leak Detection & Shut-Off for Buildings in Saskatoon

One burst supply line on the fourth floor becomes six claims by morning. We protect every suite with its own detectors and automatic shut-off valve, watch the building’s main line and mechanical rooms, and put it all on one screen for the property manager — for condos, apartment buildings, offices and care facilities.

The short answer

How is building water protection different from a home system?

A home system protects one dwelling for one owner. A building needs a shut-off valve and detectors in every suite, valves that act when nobody is home, a wireless mesh that reaches suites a single access point never could, and one view where the manager sees which unit raised the alarm — not forty tenants’ apps.

A washing-machine hose lets go in a suite nobody is home in. By the time it’s noticed, the water has found its way through two ceilings. The suite is a claim, the two below are claims, the corridor is a claim, and the building’s insurance history now has a mark everyone pays for at renewal.

  • Every suite, its own valveDetectors at the sink, washer, water heater and dishwasher close that suite’s water only.
  • Mesh across the buildingEach valve repeats the signal to the next, so coverage grows with the system.
  • The whole building watchedMain-line flow, mechanical rooms, parkade and roof, not just the suites.
  • One screen for the managerWhich suite, what happened, who was told.
At 2 a.m.

What the system does when a leak starts

  1. A detector gets wet

Sinopé rates its detectors to react to as little as 0.4 mm of water — a wet floor, not a flood. The suite alarm sounds.

  2. The valve closes

That suite’s supply shuts. It doesn’t wait for a person, a phone or the internet.

  3. The right people are told

The manager and on-call contact get the suite number, not a search of the building.

  4. The suite below is checked

Ceiling and floor detectors show whether the water travelled.

  5. The water stays off

Nothing reopens it automatically. A person decides, after looking.

KeenAi One for buildings

Every suite on one screen, with the rest of the building

We’re bringing a building version of KeenAi One — the same core that already protects our homes’ water, with a view made for managers and boards. Suites, common areas and the main line together, beside entry, cameras and the network.

  • Every suite’s valve and detectors on one floor plan, vacant suites included.
  • The suite below shown with the leak, so you know where to look next.
  • Main-line flow that should fall to nothing overnight — and an alert when it doesn’t.

On the manager’s phone

The alert says what happened and what’s already been done

  • Which suite, which fixture. “Suite 402, kitchen sink” — not “leak detected.”
  • What the system already did: valve closed, alarm sounding, suite below dry.
  • Who was told, and who answered, so nobody calls the caretaker twice.
  • Escalation you set: manager, caretaker, owner, or an on-call list by time of day.

Choosing

Two ways to run it, one standard of install

The hardware in each suite is chosen per building; we’re not tied to one brand of valve or sensor. What you run it on depends on what else the building has, or will have.

Either way, detection and shut-off happen locally between the detector and the valve, so a leak is stopped with the building’s internet down.

What we add

Hardware is the easy part. The building is the job.

  • A risk-ranked plan

We walk the mechanical room and a sample of suites and rank where water usually comes from in your building.

  • Plumbing coordinated

Valves fitted by licensed trades, suite by suite, around tenant access.

  • Coverage proven

Signal checked on every floor, through concrete and steel, before handover.

  • Alerts that reach someone

Routed to the people who actually respond, by time of day, and tested.

  • Winter risk flagged

A warning when a detector reads 5 °C, the one that matters before a vacant suite freezes.

  • Paperwork for the insurer

An as-installed record of every valve and detector, for your broker.

  • Tied to the rest

The same building can have entry, cameras and its network from us, on one design.

  • Drills, not just installs

A valve that never moves can seize. We test the system with you, valves included, before and after handover.

  • Grows unit by unit

Start with the highest-risk stack and extend through the building on the same platform.

Ranked by what we’re called to

Where the water usually comes from

Supply lines

Braided hoses to washers and dishwashers fail without warning and run at full pressure until something stops them.

Water heaters

Tanks fail from the bottom, usually quietly, usually into a room nobody enters daily.

Toilets

Slow and constant, and often discovered by the tenant below rather than the one above.

Vacant suites

No one is there to hear the alarm, which is exactly why the valve has to close on its own.

Frozen pipes

The failure comes on the thaw, not the freeze — which is why the 5 °C warning is worth more than a burst-pipe alert.

Mechanical rooms

Boilers, pumps and main lines, where a failure floods the parkade before anyone looks.

From our work

We specify, supply, install and support the same system

KeenAI is a Sinopé Authorized Reseller & Installer, so there’s no third party to point at when something needs attention. Sinopé warrants its products for three years, and warranty handling goes through us rather than you and a support queue.

  1. Free building assessment

Mechanical room, a sample of suites, shut-off points and detector locations.

  2. Staged plan & fixed quote

Priced per unit, so a board can approve a first phase and extend.

  3. Install with minimal disruption

Suite by suite, coordinated with your manager and tenants.

  4. Handover to whoever is on call

Alerts routed and tested, records handed over for your insurer.

Building water leak detection: frequently asked questions

How does water leak detection work in an apartment or condo building?

Each suite gets a motorised valve on its incoming supply and detectors at the high-risk points. When a detector gets wet, that suite’s valve closes and the manager is told which suite it was. The valves form a wireless mesh, each repeating the signal onward, so coverage reaches every floor of a concrete building.

Does it work if the building’s internet goes down?

Yes. Detection and shut-off happen locally between the detector and the valve, so a leak is still stopped. What pauses is the notification and the management view; both resume automatically when the connection returns.

What happens when a valve closes at 2 a.m.?

The alarm sounds in the suite, the notification names the unit, and the water stays off until someone attends. Nothing depends on a tenant being awake, being home or having installed an app.

Does it shut off water to the whole building?

No. Each suite has its own valve, so only the leaking suite loses water. The rest of the building carries on.

How many suites can one system cover?

It’s designed to scale unit by unit, with each valve extending the mesh. Sinopé states each valve supports up to twenty detectors and devices, but doesn’t publish a maximum number of units, so we establish the practical design for your building at the assessment.

Can it be installed in an occupied building?

Yes, and most of our multi-unit work is retrofit. There’s no head-end control panel to find space for, valves go on existing supply lines, and work is scheduled suite by suite so nobody loses water for longer than the fitting takes.

Can you watch the main line and the mechanical room too?

Yes. Common areas, the parkade, laundry and mechanical rooms get detectors, and with KeenAi One a flow meter on the main line can show water that never stops overnight — the sign of a hidden leak no suite detector can see.

Will an automatic shut-off reduce the building’s insurance premium?

Often it helps. Several Canadian insurers offer reduced premiums for flow-interrupting leak protection, but these systems are still new to commercial underwriting and there’s no single guaranteed figure. We provide documentation of exactly what was installed; your broker confirms what your policy allows.

Sinopé or KeenAi One — which should our building use?

If water protection is all you want, Sedna Mesh on Sinopé’s platform is proven and available now. If the building also wants entry, cameras and the network in one view, KeenAi One for buildings is designed for that; it’s in development, and we’ll tell you honestly where it stands when you ask.

Can we start with part of the building?

Yes. Many boards start with the highest-risk stack — the suites above the lobby, the parkade or the electrical room — prove it, and extend through the remaining floors on the same platform.

Who maintains the system?

We can, as part of support: valves exercised, detector batteries checked, alerts tested and the contact list kept current as staff change.

How much does building leak protection cost?

It’s priced per unit against a staged plan, plus common areas and the main line. You get a fixed quote after a free building assessment.
